Loft F.A.Q – common obstacles/common questions

At loftstyle NorthEast we believe in answering your questions and letting you know exactly how a loft design and building project should progress.

Where can we locate the stair case?

There are a number of compulsory and practical issues to consider for stair location. We have much experience of suggesting a suitable location for the staircase to access your loft whilst causing minimal impact on the existing living space.

Do I need planning permission?

Planning permission is only needed if you live in a green belt/conservation area or if you want to add a dormer and have an existing extension.

If you are considering options which need planning permission it usually takes about six to eight weeks from application to approval.

What about building regulations?

Every loft conversion needs building regulations approval. Structural drawings/plans will need to be submitted to your local authority for approval.

Building regulations are concerned mainly with fire regulations and structural stability.

How do I get drawings/plans drawn up?

We work together with local architects who will draw up the plans needed for the building regulations application.

What if there is limited ceiling height?

There is no compulsory minimum headroom required for a loft conversion however we recommend a minimum ceiling height of 5ft for a children’s room and at least 6ft for an adult’s room.

How will we cope with the building mess?

We will put scaffolding up at the start of the project so the majority of the work is carried out from outside.

We only break-through the ceiling below the loft when it has been plaster-boarded.

Before breaking-through we tape up around the doors and put sheets on the floor to protect your carpets.

If we need to be in your property we will always leave it clean and tidy at the end of the day.

We appreciate that we can go home at night but you cannot.

How long will a loft conversion take?

Planning
Discussing the options, drawing up plans and making the building regulations application usually takes about 4 weeks. This happens before work can start.

Building
Most projects take four to six weeks for a velux conversion and six to eight weeks for a dormer conversion from the start of the building work to completion, when the plaster board finish is ready for decoration. We will also decorate if you want and this just adds on decorating time.

How many workmen will be in my house?

In general there will be two workmen constructing the conversion but as the conversion progresses other trades will be introduced (i.e. electricians, plumbers)

Are you insured?

At loft Style NorthEast we are insured for the sum of two million pounds with Public Liability Insurance.

What about payments?

We will provide a contract with a listed description and payment schedule.

Our normal payment at Loft Style NE normally consists of:

First, 10% deposit

Then set equal weekly payments with a final payment paid on completion when you are fully satisfied.

Can we have a quote for the full job from start to finish?

Yes, at Loft Style NE our aim is to give you a full service from initial plans and design right through to decoration and finishing touches. We are also happy to quote for whatever you require and whatever stage you wish to take over.

Is Loft Style NE Ltd registered with the federation of master builders?

Yes we are registered. The FMB is an organisation which recognises businesses as professionals.
